Executive Summary
Ryan Q C Homes Ltd is committed to reducing greenhouse gas emissions across our homes, head office, and operations while maintaining safe, person-centred care. This plan sets out how we will measure, reduce, and transparently report emissions from energy, travel, waste, and procurement.
We already operate smart meters, LED lighting, comprehensive recycling/composting, and shared/low-carbon travel. Next, we will expand building efficiency, transition remaining lighting and heating to low-carbon solutions, grow resident-led allotments, and strengthen low-carbon procurement. Progress is reviewed quarterly and reported annually.
Scope & Current Position
Estate includes 12 supported living properties (shared communal spaces; individually rented rooms) and a head office with two training rooms (LED-lit; sensor-controlled WC lighting).
Primary emission sources:
- Building energy (electricity; gas/heating)
- Staff and resident travel (public transport, minibus, EV/PHEV)
- Waste and recycling
- Purchased goods & services
All properties are EPC C or better (surveys completed 2024). Smart meters are installed across the estate.
Targets
- –10–15% Scopes 1 & 2 by end FY2027 from the 2024/25 baseline.
- 100% LED across all properties and head office by March 2026.
- –25% fossil-fuel miles per occupied home by 2027 via shared journeys, route planning, and mode shift.
- ≥90% waste diverted from general waste by 2026 (recycling/food caddies/composting).
- Low-carbon procurement criteria embedded in significant purchases by 2026.
- Maintain EPC C or better; evaluate upgrades (insulation, controls, glazing, low-carbon heat) annually.
Action Plan (2025–2028)
1) Buildings & Energy
- Complete estate-wide LED conversions (live programme; tracking matrix).
- Optimise heating/hot water controls; TRVs and zoning where feasible; seasonal set-points.
- Fabric first: review insulation, draft-proofing, glazing at annual surveys; implement cost-effective measures.
- Explore heat pumps at lifecycle boiler replacement.
- Efficient appliances at replacement (ENERGY STAR / A-rated).
- Use smart-meter exception reporting to target top-quartile users.
2) Travel & Fleet
- Maintain shared minibus scheduling; increase occupancy with weekly route planning.
- Promote public transport, walking, cycling where safe and appropriate; travel training for residents.
- Retain EV/PHEV use; review charging access and staff incentives.
- Reduce unnecessary journeys via digital meetings and appointment clustering.
3) Waste, Recycling & Circularity
- Estate-wide recycling, food-waste caddies, garden composting; refresh signage and easy-read guides.
- Bin-store standards: labelling, contamination checks, monthly spot audits; share results.
- Partner with suppliers to reduce packaging; prefer refillable, recyclable, durable/repairable goods.
4) Procurement & Local Value
- Introduce low-carbon procurement questions/scoring (distance, packaging, lifecycle).
- Prioritise local suppliers—including the café’s locally roasted coffee—to cut transport emissions and support community.
- Prefer suppliers with published carbon plans.
5) Nature, Food & Community
- Expand resident-led allotments, composting, and seasonal menus; link to healthy eating and independence skills.
- Biodiversity: pollinator-friendly planting; proportionate mowing regimes.
- Promote community clean-ups, reuse, and repair activities.
Governance, Reporting & Data Quality
- Accountability: Directors (Laurie, Alex, David, Sam, Gary Duggan) oversee delivery; Senior Team Managers/Team Leaders monitor site actions.
- Quarterly reviews: consolidate energy (smart meter), waste audits, and travel data; exceptions trigger actions.
- Annual carbon statement: publish progress, actions, and next steps on our website.
- Stakeholder engagement: easy-read resident updates; family forums; commissioner updates; staff training refreshers.
